Residential Realty Prices ⇒ Q1 2025 to Q1 2026

Chart 1 Since Q2 2025 Big Sky residential real estate prices–homes, condos, townhouses–had been increasing.

At the end of Q2 2025 the combined home, condo, and townhome price had dropped to $1,965,000.

Earlier this year the Q1 2026’s price was approaching the Q2 2023 record of $2,645,000 (though the May 2026 price has turned downward).

Looking Back

The Q3 2025 single-family home price reached $5,000,000, a record that remains to this day. Q2 2025 Q 2’s price was just behind this at $4,600,000.

Home prices well over $4,000,000 3 times in 2023 and 2024.

The Q4 2022 residential sales price (homes, condos, townhouses only) of $2,475,000 was ⇑ $1,150,000 or ⇑ 46.5% above the Q4 2021 price of $1,325,000.

By Q2 2023, the price reached a record $2,645,000, which at the end of Q2 2026 has not been topped.

In 2020, residential prices flattened in December and continued flat until June 2021, jumping by $100,000 in July and then flattening again until late 2021.

Q4 2022: the price for residential real estate (homes, condos, townhomes) had been climbing for 6 years, rising from $378,750 in Q4 2016, to Q4 2022’2 $2,475,000.

This was a ⇑ $2,096,250 or ⇑ $84.7% increase in 24 quarters.

Condo and townhome prices continued up, moving from $1,087,500 in Q1 2022, to the Q1 2024 price of $2,550,000, up ⇑ $1,462,500 or ⇑ 57.4% in 8 quarters.

Chart 2 Big Sky closed residential sales figures are rising and, overall, have been hovering around 50 for the last few quarters. They were 62 at the end of Q1 2026 and have been as low as 24, in Q1 2023.

Reasons? Fewer people want to leave Big Sky, increased mortgage rates have dampened sales, fewer people are cashing in on the recent (~4 year) upward price trend.

As we’re about to begin Q2 2026, Q1 2026’s pendings are 63.

Big Sky, MT Real Estate Factoid

Mid-winter and mid-summer are often the highest periods for pending sales.

March hosts spring break, which brings a great number of skiers and snowboarders.

And August tends to be the top summer tourist month, a time for golf, fishing, hiking, biking, and more.
